The Leeza SOHO skyscraper is located on Lize Road in south-east Beijing. It anchors the new business district of Fengtai - a growing financial and transportation hub between the city center and the newly opened South Daxing International Airport. The new business district is integrated into Beijing's multi-modal urban plan to accommodate growth without affecting the existing infrastructure networks in the city center.

This 45-storey tower with 172,800m2 meets the demand of small and medium-sized businesses with flexible and efficient class A offices.

Next to the commercial district railway station, at the intersection of five new lines still under construction on the Beijing subway network, the Leeza SOHO site is diagonally divided by an underground subway service tunnel.

The tower's design divides its volume into two halves covered by a facade shell. The resulting space between these two halves extends the full height of the tower, thus creating the world's tallest 194.15 meter atrium that pivots through the building as the tower rises to realign the upper floors with the Lize road, on the north side.

The rotation of the atrium joins the two halves of the Leeza SOHO tower in a dynamic “Pas de deux” with connecting skybridges on 13, 24, 35 and 45 levels. The glass facade shows a panoramic view of the city.

Leeza SOHO's atrium acts as a kind of public square that hosts various programs and activities that will move Fengtai's new business district, bringing the two towers together, and offering views to different directions of the city, creating a new civic space for Beijing, connected to the city's public transport network. The presence of the atrium between the two towers allows a vast natural illumination of the interior spaces of the building. It also acts as an important element for the tower's ventilation system, acting as a thermal chimney with an included ventilation system, which maintains positive pressure at lower levels by limiting air intake, providing an effective process of clean air filtration inside. of the tower environment.

The building's facade system features self-winding windows and manual operation, allowing better air circulation by controlling the temperature inside the tower. Through this system it is possible to have a better temperature control, which results in a high energy efficiency of the building. The two halves of the tower move to better shade the atrium's public spaces, while the glass-protected façade maintains a comfortable indoor environment even under extreme weather conditions.

At the forefront of 3D Building Information Modeling (BIM) in project operations, management and construction, Zaha Hadid Architects and SOHO China implemented technologies that reduce energy consumption and emissions in each of the four collaborations, totaling 15 million square feet of urban space in Beijing, Shanghai.

Leeza SOHO's project was developed to achieve LEED Gold certification by the US Green Building Council. Leeza SOHO's advanced BIM 3D power management system monitors real-time environmental control as well as energy efficiency. In addition, the tower has heat recovery systems, fans, cooling boilers, lighting and high efficiency controls. The tower also incorporates water collection and storage systems, low flow hydraulic systems and gray water reuse, as well as a green insulating cover with a photovoltaic array to collect solar energy.

The parking lot has 2680 bicycle spaces with lockers, showers and parking spaces for electric and hybrid cars, which are located underground. In order to minimize internal pollutants and high efficiency filters that remove particles through an air treatment system, low volatile organic compound materials have been installed in all tower spaces.
